How to schedule short-term rental turnovers with AI
Every morning a property manager needs one sheet: who checks out, who checks in, which cleaner goes where, and which flips are at risk. The Housekeeping & Maintenance skill builds it from your channel-manager data.
Step by step
Load the Housekeeping & Maintenance skill
In Claude.ai, create a Project, paste the Housekeeping & Maintenance SKILL.md into the Project instructions and save. Or run
npx github:msg2ai/vacationrental-team-skills installonce and Claude Code picks the right skill from your prompt.Pull today's check-outs and check-ins
From the channel manager (Hostaway, Guesty, OwnerRez, Hostfully, Lodgify) or a pasted export.
Build the turnover sheet
Per property: checkout time, check-in time, the gap between them, assigned cleaner, supplies needed and special instructions (pet stay means an extra-deep clean, a large group means extra linen, an owner stay means owner standard). Any gap under 4 hours is flagged as same-day-flip risk.
Route it
Sort the sheet by drive distance to optimize cleaner routes.
De-risk the tight flips
For high-risk same-day flips, Claude recommends assigning two cleaners, pushing the check-in by an hour, or sending the guest a “we're getting it perfect for you” message.
Inspect and confirm readiness
Each turnover ends with a property-specific inspection checklist. 24 hours before check-in, a green / yellow / red readiness card confirms cleaning, door code, Wi-Fi, thermostat and open work orders — red blocks the check-in.

What you get back
- Today's turnover sheet sorted by route, with risk-flagged units
- Per-property inspection checklists
- A readiness card per arriving property
Tips from the skill
- Same-day flips are the #1 source of bad reviews. Treat them as red until proven green.
- Cleaners are partners, not contractors — coach, don't blame.
