How to launch a new short-term rental listing in 14 days
The skills set a clear target for onboarding a new owner: signed contract to live listing on the channels in 14 days. The Owner Relations skill builds the checklist and splits the work across the rest of the team.
Step by step
Load the Owner Relations skill
In Claude.ai, create a Project, paste the Owner Relations SKILL.md into the Project instructions and save. Or run
npx github:msg2ai/vacationrental-team-skills installonce and Claude Code picks the right skill from your prompt.Collect the property facts
Property facts, photos, key / lock codes, Wi-Fi, owner blackout dates, insurance proof, the STR permit and the owner's direct-deposit details.
Assign the work
Claude generates per-task assignments for Reservations, Marketing & Distribution, Housekeeping and Finance.
Check permits and HOA rules
The Finance & Trust skill tracks STR permits per property and, for a new market, produces a 1-page “what you need to legally operate here” doc. HOA and condo-association rules are tracked separately — many ban STR entirely.
Prepare the property and the listing
Coordinate the housekeeping deep-clean, then create the listing draft on each channel; Marketing & Distribution can rewrite it and brief the photographer.
Welcome the owner
Draft the welcome email and a “what to expect in your first month” doc, and schedule the welcome owner call. The tracker saves to 04-owners/{owner-slug}/onboarding.md.

What you get back
- A 14-day onboarding tracker with per-team assignments
- Welcome email and first-month expectations doc
Tips from the skill
- Lead with the number — owners judge you on money first, transparency second, communication third.
- Track HOA / condo-association rules separately from city permits.
