How to optimize an Airbnb listing with Claude
A listing has to rank and convert. The Marketing & Distribution skill audits it against what actually moves OTA listings, then rewrites it per channel in your brand voice.
Step by step
Load the Marketing & Distribution skill
In Claude.ai, create a Project, paste the Marketing & Distribution SKILL.md into the Project instructions and save. Or run
npx github:msg2ai/vacationrental-team-skills installonce and Claude Code picks the right skill from your prompt.Give it your brand voice
The skill reads your voice doc before writing copy. If you don't have one, it builds a 1-page version first by reading five of your top-performing listings.
Audit the listing
Title strength (60-character max on Airbnb), first-photo punch, amenity completeness, description structure, cancellation policy, response rate and review velocity.
Rewrite it per channel
A new title and summary, a 5-section description (hook, who it's for, the 5 best amenities, location, house rules), a photo caption set, and a “what's special” highlights block for Airbnb.
Check it against the comp set
Compare against the 8–12 closest comparable listings to see where you're under-priced, over-priced, missing an amenity story or losing on photo strength.
Fix the photos if needed
Ask for a photographer brief: 12 must-have shots with staging notes and time of day, then the 5 hero photos and their order per channel.
The prompt to paste
What you get back
- A per-channel rewrite: title, summary, 5-section description, photo captions
- A comp-set positioning report
- An optional photographer shot list
Tips from the skill
- Hook them in the first 200 characters. They never read the rest unless you do.
- Pricing recommendations should always cite the comp-set data.
- Direct-booking copy uses a different voice from OTA copy: more brand, more specific.
